Curb appeal is your only chance to create a great first impression on buyers before they step foot into your house. The pluses and minuses that jump out at buyers create their initial thoughts about your house and how you perform home's regular maintenance.
Acknowledging this helps us to choose what steps we can take to attract buyers from the street and into your home. If your house isn't attractive on the outside with touched up paint and blooming garden plants it's time to get those things done. Refer to the Curb Appeal Checklist and elevate your house's final selling price.

Make yourself at home...
Does your home seem to say, "This is Your New Home" to a buyer? Looking through your house with a buyer's eye, I'll recommend changes that improve Open House appeal.
I'll suggest that you put out of sight anything that gives the impression of clutter. Table and counter tops should be clutter-free. Kitschy sculptures, sentimental items, family photos, and refrigerator artwork should get moved out of sight. You need to "de-personalize" the home so buyers can see it as their new house.
I know instantly where a room's best features are and how to show them off. Areas that directly impact your sale price include fixable like pieces of furniture that should be rearranged, rooms that need new paint, carpet that needs changing, fixtures that need polishing, and windows that need cleaning.
With me by your side, you'll know that your home is neutral and that it's welcoming, steering clear of "offensive" or "too-bright" hues on the walls and furniture. And if you've already moved out, you can consider renting furnishings. You want your house to look inviting as opposed to uninhabited.

Setting the Stage
I'll tell you when to open your home up to buyers, because all of the changes come together to set the stage for what buyers can envision when they consider buying your house.
Dark rooms can be a real mood killer, so we'll do things like part the curtains and change light bulbs where needed to show off your property. Together we'll enhance the mood of the house with enjoyable music to listen to while guests take a walk-through of your home and ensure a delightful scent circulates from every area. We'll add cozy-looking blankets, and throw pillows on your sofa and bedding. Buyers should feel like your current home is their future home.
